House Rules

As guests of Sweet Haven, you agree to the following terms and conditions in the online booking process. By confirming your reservation you have read, understood, and agreed to the following terms and conditions and house rules. We have created this agreement to create the best possible experience for our guests, while protecting our family business. As a guest of our properties, we thank you ahead of time for taking good care of this home and respecting our neighbors. We take pride in providing you with a clean, comfortable and well maintained vacation property for you to enjoy. AGREEMENT: This agreement is entered into between “Vacation Occupant” (the person who booked reservation and accepts this agreement) and "Sweet Haven” (collectively, Homeowner, Sweet Haven Rentals Co. as the exclusive agent of Homeowner, and its personnel, including employees and consultants). I have read, understood, and agreed to the following terms and conditions and house rules. I understand that this is not a contract of adhesion and have separately discussed and negotiated any variation in the terms of this agreement with Sweet Haven prior to acceptance. Any alterations to this agreement have been confirmed in writing by Sweet Haven prior to my check-in date. OCCUPANCY: The Vacation Occupant may live in the Home only so long as Sweet Haven permits. Prior to the Occupancy, Sweet Haven may revoke that permission at any time and without cause for a refund of payment made. The Vacation Occupant is not a tenant, does not have the rights of a tenant, and does not have the right to occupy the premises to the exclusion of others. Vacation Occupant agrees to obey all rules that apply to the Home. After occupancy begins, Sweet Haven may terminate this agreement only for a violation of the Rules or of the Agreement. Vacation Occupant does not have the right to cure any such violation. If this Agreement is terminated, the Vacation Occupant agrees to move out immediately and without refund. Vacation Occupant will also be liable for any fines and/or damages incurred. For the consideration paid in the amount and for the dates on your reservation, Vacation Occupant may occupy the home, with the number and the identity of total occupants listed in the Guest List. In exchange for private occupancy, Sweet Haven will not be present on site during the stay, Vacation Occupant agrees to stand in the shoes of a reasonable homeowner and will undertake all duties to supervise, warn, and care for the safety of all occupants and the premises for the duration of the stay. Sweet Haven may be present or enter the home in the event of an emergency, an urgent maintenance need, or if a complaint or violation is reported. Vacation Occupant agrees to be responsible for all damage to premises or persons during the occupancy, whether caused by Vacation Occupant, their guest, invitee or accompanying animal. Vacation Occupant agrees to advise all persons of the Home Rules during the period of occupancy and to ensure that all guests and invitees abide by the rules at all times. Vacation Occupant agrees to defend, indemnify, and hold harmless Sweet Haven from any and all harm to persons or property caused by (1) negligence or (2) intentional conduct, or (3) rules violations of Vacation Occupant, their guests, invitees or any accompanying animal. Vacation Occupant agrees to defend, indemnify, and hold harmless Sweet Haven from any and all liability for damages not covered by Sweet Haven’s Insurance, or damages in excess of the limits of all policies of insurance that cover Sweet Haven’s liability to Vacation Occupant and guests. It is the responsibility of the Vacation Occupant to ensure that alcoholic beverages are not provided to minors. We strongly encourage all guests to drink responsibly and to avoid driving under the influence. For your convenience and safety, taxi services are readily available. Please enjoy your vacation responsibly. Any changes to this Agreement must be confirmed in writing by Sweet Haven to be effective. Any forbearance, failure or delay in enforcing any provision of this Agreement does not waive any of Sweet Haven’s rights under this Agreement. GUEST RULES: Occupancy: The maximum occupancy for this home is no more than the advertised occupancy at all times, per our Lincoln City Short Term Rental License. The Vacation Occupant must provide an accurate number of guests and updates if this changes. Undeclared guests, visitors or invitees shall incur a fee a $50 per person per day, in addition to standard extra person charges, and agreement may be terminated in Sweet Haven’s discretion. Family-Friendly Property: Children must be supervised at all times. This property is not child-proofed. Adult-only options are available nearby; please inquire. Check in and Check out times: These times are strict to ensure adequate cleaning between guests; no exceptions: Check in time: is no earlier than 4:00 PM. Check out time: is no later than 11:00 AM. As fellow travelers, we understand it is hard to leave. Out of respect for the time of ourselves and our team, we ask you to be vacated by 11:00 AM. We allow for a ten-minute grace period for checkout. Beyond this, overstaying will incur fees of $25 for the first 15 minutes, and $15 for each subsequent 10-minute increment. If checkout is more than one hour past the pre-approved checkout time, a fee equal to an additional night's stay (based on seasonality) will be charged. Please note that these late checkout fees do not grant guests the right to extend their stay beyond the originally agreed-upon departure date and time. Overstaying beyond the agreed-upon time constitutes a breach of the original agreement. If necessary, overstaying guests will be evicted by police. Age Restriction: the minimum age of Vacation Occupant is 18 years old. Condition of the Home and Customer Satisfaction: Any dissatisfaction with the condition of the home must be reported to Sweet Haven in writing by 9 pm on check-in day. It is our goal to provide each of our guests with a wonderful stay at Olivia Beach, Lincoln City on the Oregon Coast. We want you to feel completely satisfied with your rental experience. If at any point during your stay, you need something, or feel we have not met your needs, please contact us immediately, so that we have the opportunity to assist you. Parking Directions & Registration: Parking is strictly limited to a maximum 3 vehicles at any time. These are behind the home, and includes two spaces in the garage, and one parked parallel to the garage. Please use front street parking only for loading and unloading. Parking Restrictions & Enforcement: Unauthorized vehicles, or those parked outside of designated public parking, are subject to immediate enforcement by the community HOA and/or local parking ordinances. This includes strictly no boats, trailers, or RVs. Violations will result in daily fines as mandated by the HOA, and may also cause significant disruption to your stay as we address complaints and enforcement actions. Pet Registration and Fees: For our Airbnb guests, indicating your dog in your reservation request will include the first night, for an estimated number of two dogs. Up to four well-behaved dogs are welcome, with an $18/pet/night fee. For those with more than two dogs for one night, or one dog for two nights, a request for the remaining balance will be sent through Resolutions, and must be paid to fully confirm your reservation. If this changes, please let us know before your arrival. Undeclared pets will incur a fee of $100 per dog, in addition to the standard dog fee. Pet Cleanliness and Behavior: To maintain a pleasant environment for everyone, please adhere to the following: Only dogs that are well-behaved around people and other pets are allowed. We were fortunate to find this place looking for a quick escape on one of the last nice days of summer. The private hot tub caught our attention and was great but the indoor bath might have been even better! Loved the openness of the room. Super clean. Usually we don’t stay in b&bs more than once as we love trying something new, but we would love to return when we have a few days to spend since it’s such a great location.

We loved the penthouse level. It had an amazing view of the ocean and loved the hot tub at sunset. We found the place very clean and with all of the amenities we needed. We will definitely stay here again when we’re back in Lincoln City. The hosts were very friendly.

Perfect Beach Getaway! We absolutely loved our stay at this beach house! The views were absolutely breathtaking. You can literally sit on the deck and watch the waves all day long!The house was spotless when we arrived and had everything we needed for a comfortable stay. The bed was super cozy and falling asleep to the sound of the ocean was amazing. Beach access couldn’t have been better. Just a short walk to the stairs and then you’re right on the sand. The hot tub was a highlight too which was perfect for relaxing in the evenings while watching the sunset. The hosts were wonderful. Very responsive and friendly. We had a small issue figuring out the TV and they got back to us right away with clear, helpful instructions. This beach rental really stood out for its combination of comfort, cleanliness, and those unbeatable views. We cannot wait to come back!

Miel’s place was very clean and the ocean view and sunset was stunning from the hot tub. Staying on the top floor was the best - it felt like we were the only ones there. Worth the splurge for a memorable occasion.

Miel was so warming and welcoming when we arrived at the location. The penthouse was perfect for me and my partner and our two dogs. The private hot tub was great for watching the waves, the beach access was perfect, and the surrounding area was very peaceful. I highly recommend this stay to anyone who wants a quiet and relaxing getaway. The penthouse does require you to climb quite a few flights of stairs, so be mindful in what you pack. Overall, I loved this stay and can’t wait to come back.

Find us

From Highway 101, turn west onto SW 32nd Avenue (about 1/2 mile south of the Factory Outlet Mall). At the end of SW 32nd, turn right on SW Anchor Avenue. The building is very tall and has stone around the bottom level and cedar shingles on the top levels. There is NO sign on it. The hotel is located at 3037 SW Anchor Avenue. There is no onsite office.
